Host Hotels & Resorts, Inc. is an S&P 500® company as well as the largest lodging real estate investment trust and one of the largest owners of luxury and upper-upscale hotels. Host owns or has interest in approximately 59,000 rooms around the globe. Guided by a disciplined approach to capital allocation and aggressive asset management, Host partners with premium brands in the operation of properties in 50 major markets worldwide. Host Hotels & Resorts LP, through a partnership structure with Host Hotels & Resorts, Inc., operates as a real estate investment trust (REIT). As of February 25, 2008, it owned 119 luxury and upper upscale hotels with approximately 63,900 rooms in the United States; Toronto and Calgary, Canada; Mexico City, Mexico; and Santiago, Chile. It operates hotels under various brand names, including Ritz-Carlton, Fairmont, Four Seasons, The Luxury Collection, St. Regis, W, Marriott, Hyatt, Westin, Hilton/Embassy Suites, Sheraton, Swissôtel, and Delta. The company has elected to be taxed as a REIT under the internal revenue code. As a REIT, it would not be subject to federal income tax to the extent it distributes at least 90% of its REIT taxable income to its shareholders. The company is based in Bethesda, Maryland. Host Hotels & Resorts LP operates as a subsidiary of Host Hotels & Resorts, Inc.
